Explanation of Cost Components


1. Total Cost of the Apartment

In the Urbanrise Whispers of Sky cost sheet, the apartment price forms the largest share of the total amount. It is worked out by multiplying the saleable area by the fixed rate of ₹8,093 per square foot.

Formula:

Saleable Area × ₹8,093

The saleable area includes the usable space inside the apartment.

It also includes a share of common areas like corridors, lobbies, staircases, and other shared spaces. This amount forms the base value of the property before additional charges and taxes are applied.

2. Car Parking Charges

Car parking is charged separately.

A covered parking space costs ₹4,00,000.

This amount is not included in the per square foot rate. It is added separately in the cost sheet.

The charge ensures the buyer is allotted a designated parking slot within the project premises. It is treated as a mandatory additional cost and is added to the apartment price before tax calculation.

3. Corpus fund

The corpus fund is a one-time payment collected at the time of purchase. In Urbanrise Whispers of Sky, it is charged at ₹50 per square foot.

This fund is kept as a long-term reserve for the building. After the handover, it is transferred to the apartment owners' association. The association uses it for major repairs and future maintenance needs.

It is different from monthly maintenance, which covers regular expenses like cleaning, security, and electricity for common areas. The corpus fund is used only for larger or occasional expenses such as lift replacement, structural repairs, repainting, plumbing or electrical upgrades, and emergency repairs.

4. Advance Maintenance Charges

Maintenance charges are ₹3.5 per square foot per month. For easy payment, the builder calculates it yearly.

₹3.5 × 12 months = ₹42 per square foot per year.

This full amount for the first year is collected in advance.

It covers regular running costs of the community, such as:

  • Security
  • Cleaning and housekeeping
  • Electricity for common areas
  • Water supply management
  • Upkeep of shared facilities like the gym, clubhouse, and gardens

After the first year, residents usually pay the maintenance amount directly to the apartment owners' association.

5. GST (Goods and Services Tax)

GST is charged at 5% on the total sale value (before adding GST).

It is calculated after adding the apartment cost, parking charges, corpus fund, and maintenance charges.

GST is applicable to under-construction properties as per government rules.
